Fractional Head of Finance

This role sits at the intersection of AI infrastructure, data centres, real estate, energy, and project finance. The successful candidate will shape the financial architecture of a capital-intensive, early-stage technology venture, building integrated models that connect deployment costs, power, compute capacity, utilisation, pricing, and returns. Working alongside founders, investors, lenders, and advisors, they will turn ambitious infrastructure plans into financeable projects.

The engagement begins on a fractional or part-time basis, with clear potential to expand into a broader finance leadership position as the business and its infrastructure footprint grow. The role suits a commercially minded finance leader who is comfortable building from the ground up in a high-ambiguity environment. Remote work is supported, with a preference for candidates based in the New York City area.

• Design and implement financial architecture for a multi-entity operating model, including parent-level and site-specific SPVs.
• Build and maintain integrated financial models covering site deployment, equipment, power, utilisation, pricing, capital requirements, and returns.
• Evaluate and structure commercial arrangements with real estate partners, including revenue-share, fixed-lease, and hybrid models.
• Develop financing strategies for GPUs, servers, power systems, and other infrastructure assets through leases, debt, and strategic partner capital.
• Prepare investor-ready forecasts, data-room materials, and scenario analyses to support fundraising and investor diligence.
• Coordinate across legal, tax, accounting, real estate, and financing partners to progress complex transactions from concept through to close.

• Proven experience in data centre and/or commercial real estate development finance, including underwriting costs, capital requirements, and financing structures.
• Background in project finance, structured finance, infrastructure finance, or equipment finance.
• Demonstrated ability to build sophisticated project-level financial models and assess complex capital structures.
• Strong understanding of debt, leases, cash-flow waterfalls, investment returns, and SPV or multi-entity ownership structures.
• Advanced financial modelling skills with the ability to establish a reliable source of truth in incomplete or evolving information environments.
• Clear communication skills when presenting complex financial concepts to founders, investors, lenders, and external advisors.
